Homebuyer’s reality is that people often spend less time for signing up a Sales and Purchase Agreement for the house as they do looking for suitable furniture. One reason is that home buyers are pressured by the agent who is interested to seal the deal.  

 

It is sad to see buyers who trusted builder’s reports and council’s compliance certificates but losing a fortune on repairs or even being bankrupt. Ignoring or not knowing the risks kill relationships, especially when the dream home becomes a leaking home from hell with potential hazards not identified when signing the contract. Therefore “Try before buy a house” can be seen as effective time-convenient-risk management.

 

How does Try before Buy a House work?

 

The concept is quite simple.

· Step 1—Seller (vendor) and buyer (you) agree about the conditions given by the sales and purchase agreement. 

· Step 2—both parties agree about the duration of the trial and the conditions. The conditions can be bound to a normal tenancy agreement (rent-to-own), delayed settlement, or a lease option agreement.

· Step 3—the buyer moves in as having signed a fixed-term tenancy and exercises her/his rights upon the contract.
